Coat & Seal exists for one reason: Florida buildings fail through water, not through faded color. We are the heavy-systems, diagnostics-first division — elastomeric stucco, roof coatings, balcony waterproofing, concrete & epoxy sealing, and leak detection. Every job starts with meter readings, not a bid off a photo.

Our sister company, EverSealPaint, handles residential and light commercial painting plus surface-level exterior sealing. EverSealPaint does not perform heavy waterproofing, elastomeric systems, roof coatings, or structural leak diagnostics — that scope is deconflicted and routed to us. One call, right crew, no overlap.

Central Florida doesn't give a sealant or coating system a slow decline — it gives it a countdown. Four forces drive nearly every water intrusion call we run.

• 1UV breakdown. Year-round high-UV exposure embrittles caulk, cracks unprotected stucco, and chalks out standard paint films years before a properly specified elastomeric or silicone system.
• 2Wind-driven rain. Tropical storms and afternoon convective cells drive rain horizontally into joints, window returns, and stucco micro-cracks that never see water in a static rain test.
• 3Hydrostatic pressure. Ponding roofs, saturated slabs, and pool-deck substrates push moisture back through coatings and grout lines from underneath — a failure mode paint alone can't resist.
• 4Hurricane-cycle stress. Repeated pressure loading, wind-blown debris, and saturation-then-flash-dry cycles fatigue sealant joints and roof membranes faster than almost any other U.S. climate.
